TERMS OF SERVICE
Independent Life Solutions LLC
Last Updated: September 15, 2026
These Terms of Service (“Terms”) govern your use of the Independent Life Solutions LLC (“ILS,” “we,” “us,” or “our”) website and your interactions with ILS regarding the services described on this website. By using this website, submitting an inquiry or service request, or engaging ILS for services, you acknowledge these Terms. Clients who enter into a Master Property Services Agreement, Property Service Authorization, estimate, work order, or other written agreement with ILS are also subject to the terms of those agreements. If a signed agreement conflicts with these website Terms, the signed agreement will control with respect to the applicable services.
1. Our Services
Independent Life Solutions LLC provides property security monitoring, documentation, field services, temporary property securing, and limited security-related property services. Services may include property security checks, vacant property monitoring, comprehensive interior and exterior property checks, occupancy verification, move-out photo and condition reports, photographic documentation, emergency property response, temporary board-ups and securing, property access and follow-up checks, and separately authorized security-related repairs. Specific services are subject to availability, property conditions, service area, client authorization, and the applicable service agreement or work order.
2. Property Security Checks
ILS property security checks consist of limited visual observations of accessible areas within the authorized scope of service.
A property security check is not a home inspection, building inspection, code inspection, engineering evaluation, environmental assessment, appraisal, title examination, or guarantee of the property's overall condition. ILS does not guarantee that every defect, hazard, security issue, unauthorized entry, or condition will be discovered during a property visit.
3. Occupancy Verification
Occupancy verification consists of documenting readily observable indicators that may suggest whether a property appears occupied or vacant at the time of service. ILS does not determine or certify a person's ownership, tenancy, residency, legal right of possession, or legal right to occupy a property. ILS personnel do not confront, detain, investigate, remove, or attempt to remove occupants or suspected unauthorized persons.
4. Move-Out Photo & Condition Reports
Move-Out Photo & Condition Reports document readily observable property conditions at the time of the visit. These reports are intended to provide photographic and written documentation for the client and do not constitute a professional property inspection, damage appraisal, legal determination regarding tenant responsibility, or determination of normal wear and tear.
5. Temporary Property Securing
When authorized, ILS may perform temporary measures intended to reduce immediate exposure following damage, forced entry, broken windows, damaged doors, or similar conditions. Temporary securing may include board-ups and other reasonable temporary measures. Temporary securing is not represented as a permanent repair and does not guarantee against subsequent entry, vandalism, theft, weather damage, deterioration, or other loss. Permanent repairs may be recommended when appropriate.
6. Emergency Response
Emergency or unscheduled property response services are subject to personnel availability, location, access, weather, property conditions, and other circumstances. Unless specifically agreed to in writing, ILS does not provide guaranteed 24-hour response, alarm monitoring, emergency dispatch, or guaranteed response times. If an immediate threat to life, safety, or property exists, appropriate emergency services should be contacted.
7. Property Access and Client Authority
Clients requesting service represent that they own the property or otherwise possess sufficient authority to authorize ILS to access and perform services at the property. Clients are responsible for providing accurate access instructions, keys, lockbox information, alarm information, known hazards, occupancy information, and other information reasonably necessary to perform the requested services. ILS may decline or discontinue entry when personnel encounter unsafe conditions, unexpected occupants, animals, hazardous materials, structural hazards, police or emergency activity, inaccessible areas, or other circumstances that make performing the service unreasonable or unsafe.
8. Photographs and Documentation
Clients authorize ILS to photograph and document properties when reasonably necessary to perform and document requested services. Property photographs and reports may include dates, times, property conditions, observations, work performed, and other information relevant to the service. ILS reports reflect conditions observed at a particular point in time. Conditions may change immediately following a visit.
9. Pricing
Prices displayed on this website are subject to change and may not apply to every property. Pricing may vary based on property size, number of structures, building configuration, number of floors, access requirements, location, condition, service scope, emergency circumstances, and other factors affecting the time or resources required to perform the service. Larger commercial properties, multi-building properties, unusually complex properties, or properties outside standard service parameters may require a customized quote. A website inquiry or request for pricing does not create a service agreement or obligate ILS to perform services.
10. Recurring Services
Recurring property monitoring is performed according to the frequency established in the applicable service agreement.
References to “biweekly” service generally mean approximately once every fourteen (14) days unless otherwise stated in writing.
Recurring service does not constitute continuous surveillance or monitoring of a property between visits. ILS is not responsible for conditions or events occurring between scheduled visits.
11. Payment
Payment requirements depend upon the service selected. One-time services may require payment in full before scheduling or dispatch. Recurring clients may be charged following completion of individual scheduled visits according to their service agreement.
Emergency response, additional securing, materials, repairs, and other services outside the client's regular service plan may result in additional charges. ILS may require deposits for materials, specialty items, or separately authorized repair work. Failure to make required payments may result in suspension or termination of services.
12. Cancellations and Access Problems
Clients should provide reasonable notice when canceling or rescheduling a service. Charges may apply when ILS personnel are dispatched but cannot perform the requested service because of incorrect access information, unavailable keys, changed locks, unexpected occupants, unsafe conditions, client-caused access restrictions, or similar circumstances outside ILS's control. Any applicable cancellation or unsuccessful-access charges will be governed by the client's service agreement or authorization.
13. No Property Management Relationship
ILS is not acting as a property manager, real estate broker, leasing agent, tenant representative, or property-management company unless separately authorized and legally permitted to provide a particular service. ILS does not collect rent, negotiate leases, select tenants, manage security deposits, perform evictions, or make property-management decisions on behalf of clients as part of its standard property security services.
14. No Security Guard or Law-Enforcement Services
ILS property monitoring and security checks do not constitute continuous security guarding, private patrol, alarm monitoring, surveillance, or law-enforcement services. ILS personnel do not exercise police authority while providing ILS services. The presence of ILS personnel or completion of a property security check does not guarantee prevention of trespassing, vandalism, burglary, theft, property damage, unauthorized occupancy, or other criminal activity.
15. No Guarantee of Property Security
The terms “secure,” “secured,” or similar language used in an ILS report describe the readily observable condition of accessible security points at the time of the visit. Such terminology does not constitute a warranty or guarantee that unauthorized entry cannot or will not subsequently occur.
16. Third-Party Contractors and Permanent Repairs
Clients may choose their own contractors for permanent repairs or other services recommended following an ILS visit. When ILS performs separately authorized repair work, the scope, price, materials, and applicable terms may be established through a separate estimate, work authorization, or agreement. ILS is not responsible for the acts, omissions, workmanship, scheduling, or performance of independent third-party contractors selected by a client.
17. Hazardous and Unsafe Conditions
ILS reserves the right to refuse, suspend, or discontinue work when conditions may pose an unreasonable risk to personnel or others.
Examples include suspected structural instability, fire damage, hazardous materials, biological hazards, aggressive animals, active criminal activity, severe weather, flooding, unsafe electrical conditions, or unexpected occupants. Refusal to enter an unsafe area does not constitute failure to perform the service.
18. Website Information
We make reasonable efforts to keep information on this website accurate and current. However, service descriptions, pricing, availability, service areas, photographs, and other website information may change without notice. Nothing on this website constitutes a guarantee that a particular service is available at a particular property or location.
19. Limitation of Liability
To the fullest extent permitted by applicable law, ILS shall not be liable for indirect, incidental, special, consequential, or punitive damages arising from use of this website or services provided by ILS. Any additional limitations of liability applicable to contracted services will be governed by the client's applicable written agreement. Nothing in these Terms is intended to waive or limit rights or liabilities that cannot legally be waived or limited under applicable law.
20. Indemnification
To the extent permitted by applicable law, users and clients agree to be responsible for claims, damages, or expenses resulting from materially false information, lack of authority to authorize property access, undisclosed known hazards, or misuse of ILS reports or services. Any additional indemnification obligations applicable to contracted services will be governed by the applicable written agreement.
21. Intellectual Property
The Independent Life Solutions name, logo, website content, original reports, forms, graphics, and other proprietary materials may not be copied, reproduced, distributed, or used for commercial purposes without permission except as necessary for a client to use reports or documentation prepared for that client.
22. Privacy
Information submitted through this website may be used to respond to inquiries, provide requested services, communicate with clients, process transactions, maintain business records, and operate ILS. Additional information regarding collection and use of personal information may be provided in a separate Privacy Policy.
23. Changes to These Terms
ILS may update these Terms from time to time. Updated Terms become effective when posted to this website unless otherwise stated. The “Last Updated” date at the top of this page identifies the most recent revision.
24. Governing Law
These Terms shall be governed by the laws of the State of New Jersey, without regard to conflict-of-law principles.
